If you thought downsizing meant compromising on style or choice, think again.
A new wave of over-50s lifestyle communities is offering more variety than many traditional housing estates – with buyers now able to choose from up to 11 different home designs, plus bespoke options tailored to individual tastes.
On Queensland’s Fraser Coast, AVID Property Group’s Vantage Hervey Bay is showcasing five new home styles designed specifically for the local landscape and lifestyle. Built by AVID’s own award-winning Villaworld Homes, the range includes the spacious Panorama 24, featuring two large bedrooms, a multipurpose room, separate study, and generous yard space – perfect for hobbyists or entertaining guests.
Peter Wood, AVID’s General Manager of Housing, says the homes were created with comfort, quality, and the needs of over-50s buyers front of mind.
“Each design balances function and flair, with features like plunge pools or garage spaces for boats and RVs, all tailored to the site,” he said. “Our three display homes are progressing well and set to open in May 2025.”
Meanwhile on the Gold Coast, GemLife is raising the bar with an impressive 11 home designs at its newest community, including seven standard and four split-level premium homes from its Emerald Collection.
The luxury split-level designs include features like elevators, sweeping views, two-storey master suites for dual living, and premium outdoor entertaining areas.
“We already have a lengthy waitlist,” said GemLife Director and CEO Adrian Puljich. “These homes have been designed for lifestyle – with upgraded bespoke inclusions and layouts that make indoor-outdoor living effortless.”
And if that’s not enough choice, buyers can also opt for custom one-off homes, with 12 dedicated sites available at GemLife Gold Coast.
As the $12 billion land lease sector continues to boom, developers are clearly responding to what today’s downsizers want – flexibility, space, and the freedom to live the way they choose.
